The tenant selection process involves several key criteria for evaluating potential tenants including FICO, bankruptcy and foreclosure history, background checks, monthly household income, job history, savings verification for the required up front contribution, debt to income ratio, and rent payment history. These criteria collectively help ensure that prospective tenants have a reasonable credit history, stable financial standing, and a responsible rental history.

We recognize the importance of diversifying our investments across multiple states. This strategy spreads the risk and enhances our chances of long-term success. We are currently operating in 26 states and growing: Idaho, Utah, New Mexico, Texas, Oklahoma, Kansas, Nebraska, Louisiana, Arkansas, Missouri, Iowa, Minnesota, Wisconsin, Illinois, Florida, Alabama, Georgia, South Carolina, North Carolina, Tennessee, Kentucky, West Virginia, Indiana, Ohio, Michigan, Pennsylvania
2. Long-Term Stability and Growth Prospects
We are committed to investing in markets that offer long-term stability and growth prospects. These factors include:
Population Growth: A growing population indicates increased demand for housing, which is a key driver of property values and rents.
Expanding Job Opportunities: Strong job markets attract residents, which in turn drives the demand for housing.
Focus on the best neighborhoods which we have examined at a high level of detail in order to ensure positive trends and developments.
3. Property Types
We primarily invest in single-family detached properties. These properties offer several advantages, including stable rental income, broader market appeal, and ease of maintenance. Our properties must have at least two above-grade bedrooms and be located on less than 2 acres. This ensures that our investments are suitable for the target market and offer the potential for steady rental income.
4. Condition of the Property
We focus on properties that are move-in ready and require no major repair or renovation work. This ensures that our investments generate immediate returns without incurring substantial additional costs. We primarily invest in new homes built in or after 1978. However, we may consider older homes on a case-by-case basis if they are on public utilities and have undergone full renovation, ensuring safety and quality for our tenants.
5. Price Range
Our investments typically fall within the price range of $125,000 to $500,000. This range allows us to capture a wide segment of potential buyers or renters while maintaining an attractive return on investment.
Properties need to be situated in urban or suburban areas of the city, ensuring access to essential amenities, utilities, transportation, and educational institutions as well as a reasonable commute to a major metro’s downtown office areas and a major airport. We do not invest in rural or semi-rural areas to minimize the risk associated with such locations.
7. Multi-factored Pricing Approach
We only make offers after our investment group thoroughly reviews all of a property’s data and details. Our valuation process is conservative and data-driven and incorporates many variables as well as manual analysis to come up with a fair value bid as an estimate for appreciation potential.
